Are you thinking about selling your San Tan Valley/Queen Creek home?

Is your family growing or downsizing? Before you start looking for your new home you should really consider what you are going to do with the old one. The San Tan Valley/Queen Creek area is a great place for both growing families and retiree’s. That combined with affordable prices and low rates makes San Tan Valley/Queen Creek a great place to be a seller right now. There are a few things to consider.

Are you willing to move twice.

shutterstock_66312250Most people don’t think about how that is going to work. Often a buyer will need to use the proceeds from the sell of their current home to make a down payment on the new home. That often means you could be in transition anywhere from a few days to a few months. We are seeing a lot more of this in the San Tan Valley/Queen Creek market. This is called a contingency. That means as a buyer your offer is contingent on the sale of your property. This makes your offer a lot less attractive to sellers. If anything goes wrong with your deal it kills them both. The ideal thing would to be able to buy without having to sell 1st but that is not always an option. Talk to an agent about what other options are available.

The best season for selling is ______________

Every area has an ideal time of year for selling your home and the San Tan Valley/Queen Creek area is no different. Right now is a great time to list smaller more affordable homes. Every year around this time we have a huge influx of winter visitors. Most of the time they are looking for smaller homes with low maintenance landscaping. If you are selling a larger family home spring is the best time. Families often wait until the school year has ended or is approaching to start their home search.

The best day for selling is _______________

real estate market flickr woodleywonderworksIn my experience the best day to list your home is a Thursday. I like to take Monday –Wednesday to do things like pre market the home on social media as well as market it to other local REALTORS. This allows a few days to build excitement. Another great best practice for the San Tan Valley/Queen Creek area is to plan you first weekend on the market around local events. If the community is having a neighborhood yard sale that is a great time to list. Traffic will be high in the area and it would also be a great time for an open house.
